Access Statement For Bradfield House Bed and
Breakfast
North Walsham, Norfolk
Introduction
We aim to cater for the needs of all who visit Bradfield House. Bradfield House is a large Semi Detached
Victorian property with 3 en-suite bedrooms, all of which are situated on
the first floor. We feel that
because of the nature of the building we are unable to cater for the needs
of guests that require specialist facilities. The following statement is a summary of
our provision.
Pre-Arrival
• We are approx 15 minute walk from North Walsham town centre, which is a Historic
Market town.
• Local transport is good and the main train station is a 10 minute
walk away. Trains run approx every
hour to the coast and to the City of Norwich.

Arrival & Car
Parking Facilities
• On arrival you will find us on Station Road opposite the Victory
Swim and Fitness Centre.
• Our car parking area is off of the road, and has ample room for all
cars. The surface is shingled and
flat. There is storage for motor
bikes and bicycles behind the locked gates and in the garage.
Main Entrance &
Reception
• On entry to the front door we have 2 steps. The first is 8cm high, width 87cm and
depth 56cm. The second is 18 cm
high, width 100 cm and depth 66 cm.
• On entry in to the home there is a hallway - widest point is 170cm,
narrowest 95cm. The floor has tiles
and wool carpet.
Public Areas -
General (Internal)
• All of the doors in the house are 80 cm wide unless otherwise
stated. Public areas are all
carpeted.
• Ground floor - The passage to the breakfast/dining room is 95 cm
wide and the is 1 step in to the dining room -
which is 7cm high.
• Entrance to the conservatory is reached via inner hall - 120 cm
wide.
• Access to the garden is via the patio doors in the conservatory
• Dining Room - Breakfast is served here and there is 1 large table
with 6 chairs, 2 of which are carver chairs, the other 4 do not have
arms. The table height is 78 cm and
under space is 68 cm. The furniture
is not flexible.
• Menus are provided.
• We do not play background music in any area of Bradfield House.

• Dining Room - Breakfast is served here and there is 1 large table
with 6 chairs, 2 of which are carver chairs, the other 4 do not have
arms. The table height is 78 cm and
under space is 68 cm. The furniture
is not flexible and there are no high chairs availabe.
Menus are provided
• Vegetarian, vegan, gluten free and all other dietary requirements
can be catered for.
Laundry
• Laundry facilities are not available on the premises but there is a
laundrette in the town centre - please ask for
information about this if required
Shop
• We have a local shop which is 5 minutes walk away and the town
centre with all the main shops.
Leisure Facilities
• Victory Swim and Fitness Centre is across the road

Bedrooms
• There is central heating throughout the house. The temperature of each bedroom is
controlled by thermostatic controls on the radiators.
• All Bedrooms are on the first floor and reached via the
staircase. There are 14 Steps width
72 cm, depth 24cm and height 18cm.
• Bedroom 1 - Tulip Room - Original fireplace, wicker chair, small
fridge, flat screen television with Sky including Sky Sports. King size bed - 60cm high. Entrance to en-suite bathroom (see below
for details) - door 61cm wide.

• Bedroom 2 - Lilac Room - Original Fireplace, wicker chair, small
fridge, television, double bed 64 cm high.

Shower-room & WC [Ensuite or Shared]
• Bedroom 1 - Tulip Room - Free floor space of 150 cm x 150 cm. The bath edge is 22 cm and and edge of 7 cm, bath length of 97 cm and width of 54
cm.
• There is an overhead Mira shower plus second shower head on
taps. The pedestal wash basin has a
curved front and is 84 cm high. The
toilet is 40 cm high with an available space of 80 cm. Heated towel rail and shaver point.
• Bedroom 2 - Lilac Room - This is a small en-suite with a corner
shower cubicle. the
height of the step in to the shower is 27 cm, the toilet is 42 cm high with
an available space of 68 cm. The
wash basin has a curved front with a height of 80 cm. Plus an electric heater and shaver point.
• Bedroom 3 - Green Room - Double shower with a step in to the shower
which is 27 cm in height. The toilet
is 41 cm high with an available space of 67 cm. the wash basin
is situated in the bedroom and is in an integral run of units.
Grounds and Gardens
• Guests are welcome in the garden and this is reached via the
conservatory. Mainly a patio and
grassed area with many mature trees and shrubs. Potted plants and a sundial also enhance
the appearance, We
are lucky not to be overlooked by other residential properties. There are 2 sets of chairs and tables if
you require sun beds please ask.
There is a pond on the patio area with fish and frogs.

Information
• We do not have any cats or dogs and do not cater for them. There is a good reception for mobile
phones but guests are welcome to use our landline if there are problems.
• This is an non smoking residence. However, smoking is allowed outside in
the back garden where ashtrays will be provided.
